Rent-a-Water View: Apartments with
Shore Sight Seating

October 20, 2002) You don't need a million dollars to
afford water views from your living room. Sure, if you
have bulging bank accounts, you could acquire one of
the sprawling shore front properties listed in this
week’s glossy real estate circular for 1, 3, 4,
or even 11 million dollars. But fabulous vistas may
be had for considerably less in the mid or high-rise
apartments of nearby New Rochelle and Mamaroneck Village.
The Gazette was apprised of the expansive panoramas
visible from New Rochelle’s Avalon apartments
by various Larchmonters who have retired or temporarily
relocated to this brand new rental building between
the library and train station on Huguenot Street. At
this point, it’s fairly easy to find vacancies
with views, given the age of the building and the turnover
typical of a place with short-term leases. The Avalon
apartments range from a 449 square foot studio renting
for about $1,314 per month to a 1,379 square foot, three-bedroom
penthouse going for over $6,000 monthly.
When
we wandered over there from the New Rochelle farmers’
market last Friday, Maria Sirre, the affable sales associate
suggested taking a peek from the “Mayflower”
on the 21st floor where you can follow the racing fleets
flying before the wind from the balcony or living/dining
room.
“If you want to see a bit of the bridges and
Manhattan,” Maria recommended, “you’re
better off with the ‘Madeleine,’ a 2-bedroom/2-bath
on the 22nd, which rents for $2,585.” There’s
an additional $500 per month fee that covers everything
from parking to high-speed computer hook-up, and a number
of other perks available in this modern, luxury-style
operation. The ambiance and amenities are of an up-scale
hotel conveniently located in the entertainment-transportation
hub of a small city.

If
you’re looking to get both views and access
to the water, you can find them at the Orienta
Condominium hidden among the beach clubs, marinas
and suburban homes in the Orienta Point section
of Mamaroneck Village. A six-floor, mid-rise built
in 1925 and converted to condos in 1985, the Orienta
has its own tiny marina and beach and even a chartered
yacht club open to residents of its 70 units.

claimed realtor and resident Janice Linden. “There
are social events throughout the year,”
she added as we toured the large social hall with
its arched doors overlooking the marina and the
grand beach club across Mamaroneck Harbor.
“As far as boating is concerned,"
Linden explained, "it’s such a convenience
to be able to jump on your boat and be on the
water in seconds.” There are also community
garden plots in a cozy brick-walled area, an outdoor
pool, a manicured lawn that rolls down to the
marina, plus exercise and sauna rooms.

In a small, established condo building like the Orienta,
finding a vacancy takes patience or luck. Fortunately,
there’s an owner looking to rent her fourth-floor,
one bedroom, 750 square-foot apartment for $2,300 per
month inclusive of all but electricity. Even better
luck, the apartment has all-year views of the harbor
and winter views of the Sound, once the towering trees
lose their leaves.
